Technical information

The infrastructure of the buildings is designed in the form of a rigid reinforced concrete box made of general screed foundations with a thickness of 50 cm, structural walls, columns and beams with a thickness of 30 cm and a floor above the basement with a thickness of 15 cm. Materials: Concrete C20 / 25 and Steel BST500S ductility class C.

Reinforced concrete frame superstructure consists of columns and beams with a thickness of 30 cm and floors with a thickness of 15 cm. Materials: Concrete C25 / 30 and Steel BST500S ductility class C. The exterior and delimitation walls between apartments or between apartments and common spaces are 30 cm thick and the interior walls are 15 cm thick and are built of brick blocks.

How to buy an apartment Neséa

The purchase process takes place in two simple steps, depending on the type of contract to be signed:

  • Step 1: Preliminary Sale-Purchase Agreement (in the presence of a notary) – Involves the payment of an advance from the house price that will be deducted from the total cost at the time of signing the sale contract.
  • Step 2: The Sale Contract, based on which you will receive the deed of ownership of the house, when you will pay the full price.

To buy a home as an individual:

    • Step 1: To sign the Sale-Purchase Pre-Contract, you will have to give the notary a copy of the marriage certificate (if applicable), together with the identity document.
    • Step 2: When signing the sales contract, we will provide you with a copy of the Land Registry Extract for authentication, a copy of the seller’s Fiscal Certificate, the original Energy Performance Certificate, the Cadastre of the building and the parking space.

In addition, the notary may ask you for other documents deemed necessary to complete the procurement procedure.

When the acquisition is made by legal entity, the necessary documents are:

    • Step 1: Decision of the General Meeting of Shareholders or Notary Power of Attorney for the representative.

To enter the complex by car, you need a parking space designated either by a sale-purchase / rental contract concluded with the developer or a third party owner.

The guarantees offered by the developer, in accordance with the requirements of the law, are the following:

  • Eviction guarantee, unlimited – means protection against claims made by any third party regarding the right of ownership over the dwelling.
  • Validity and material warranties – see specifications and materials to be used
  • Warranty for the structure of the building, unlimited – refers to defects in the strength structure of the building, arising from inconsistency with the design specifications of the project and the rules of execution.

The guarantee is not affected by the fact that you are selling your house. It is useful to give all the details about the warranty and what it covers to tenants or potential buyers. If you sell your home as long as it is under warranty, it will be automatically transferred to the new owner.

Neséa, a project in development

We obtained the Building Permit and started the work. Work completion will be certified by the reception of the buildings. After the reception phase, the buildings will be registered at the Cadastre Office. We will then take the necessary steps to prepare the documents for concluding the sales contracts.

Anyone interested can agree to be subscribed to our monthly newsletter, through which we will inform you about the stage of obtaining authorizations and carrying out the works.

Before completing the purchase, we will give you all the information about the energy class of your apartment, as it is entered in the certificate. According to the regulations in force, the energy performance certificate will be issued after the registration of the property in the land book.

Life in your community

Of course, this will be an annex to the Preliminary Sale-Purchase Agreement. This set of rules aims to establish the general conduct for all residents, so that they enjoy a good neighborhood and a pleasant and safe environment.

Your neighbor must follow the rules of conduct of the complex and any violation must be reported to the administration. All rules are agreed and discussed in advance in the booking phase.

Some ground floor apartments benefit from private gardens, they were created to ensure the separation and confidentiality of residents living at this level but also of users of public spaces. Private gardens are sold and are not part of the common areas.

Moving to the Neséa apartment

By signing the contract, the Buyer takes possession of the apartment. The Seller will actually hand over the property on the same day or later, in the manner agreed by the Parties, based on a Delivery Document.

We schedule an inspection visit, in which the entire home is checked in the smallest detail and any problem reported is recorded and discussed with the Neséa representative. It is important to check the keys, open the doors and windows, turn on the toilet water, turn on the taps and check in detail each room, each socket, each switch – the list is signed as part of the delivery process and any problems are recorded and resolved before handing over the keys.

The tenants of the Neséa residential complex have at their disposal 50 parking spaces, located underground and above ground. Their price varies depending on their position, the level they are on and the proximity to the elevator.

Your new home

All buildings have a warranty for hidden defects for 3 years. This means that if the leak occurs as a result of a hidden installation failure, you must inform us and the repair will be done at no additional cost. If the leak occurs as a result of something you did (or didn’t do), we offer you our support throughout the process at minimal cost.

Any change that may affect the exterior image of the building must be approved by us. You will be able to make a request that can be approved or we can put you in touch with a provider who has already received the agreement to do a similar job.

For any change our consent is absolutely necessary because we want to make sure that the quality level will be maintained. In addition, the safety and comfort of all tenants is particularly important.

This depends on the changes you want to make and whether you are working with an approved provider. Generally, a change that leads to malfunctions is your responsibility. However, if, through the work performed, you discover hidden defects, the warranty remains intact.

Administration

The management of the Residential Complex will be ensured for a period of at least five years from the final reception by an administration company approved by the developer. Precisely to make sure that we offer a quality product, we want each of our customers to be very satisfied and to enjoy the newly purchased home.

Administrative services are required for the operation and maintenance of the Neséa complex, namely utilities, garbage collection, cleaning, landscape maintenance, street lighting, elevator, plumbing and electrical maintenance, security and access control, snow removal, current repairs and others. The cost of these services will be determined at the time of conclusion of the contract at a price comparable to the market average for such services.

Sanitation services will be provided periodically in the residential complex. All debris will be stored in containers, which will be positioned so as not to impact the pleasant appearance of the location.

For common areas, the responsible management company will take care of the entire maintenance process of the landscape space.
